Screening Criteria

 

 

Honor Residential uses a consistent, fair, and legally compliant screening criteria for all applicants. Every adult who will reside in the home must submit a separate application and pay the required fee. Meeting the minimum criteria does not guarantee approval.

General Requirements

  Applications must be completed clearly, accurately, and with attention to detail.

  All information provided must be truthful and verifiable.

  Each applicant must be able to enter a legally binding contract.

  Joint applicants must qualify as a household rather than as individuals.

Income & Employment

  Income must demonstrate the applicant’s ability to consistently meet monthly rent obligations.
  All income must be verifiable through acceptable documentation.
  Acceptable documentation may include pay stubs, employer verification, bank statements, tax returns, award letters, or rental assistance documentation.

  Income that cannot be verified cannot be considered toward eligibility.

Credit Review

  Credit history must demonstrate consistent financial responsibility.
  Excessive late payments, collections, or charge‑offs may negatively affect eligibility.

  Past‑due utility accounts may negatively affect eligibility.
  Applications are not eligible while a bankruptcy is open or active.

Rental History

  A positive, continuous, and verifiable rental history is strongly preferred.
  Applicants must not have documented lease violations within the past three years.
  Applications are not eligible if there are landlord‑tenant judgments for unpaid rent, property damage, or possession.

  Applications cannot be reviewed while an active or pending landlord‑tenant case exists.

Criminal Background

Each adult applicant is screened through a separate nationwide criminal background check.
Convictions that pose a risk to property or resident safety may result in ineligibility.

Registered sex offenders are not eligible for tenancy.
Pending charges involving violence or property‑related offenses may affect eligibility.

Pets & Animals

  All pets must be disclosed on the application.
  Any pet must be formally approved through a fully executed Pet Addendum before it may reside in the home.
  Breed restrictions and behavior requirements apply to all pets and will be enforced consistently.

  Assistance animals are evaluated per HUD guidelines.

Required Documents

  Each adult applicant must provide a valid government‑issued photo ID.
  Applicants must provide proof of income sufficient to meet the published income requirements.
  Applicants must provide employment verification when applicable.
  Applicants using rental assistance must provide all supporting documentation required by the program.

Honor Residential complies with all federal, state, and local Fair Housing laws. We do not discriminate based on race, color, religion, national origin, sex, disability, familial status, or any other protected class. All applications are evaluated using the same objective criteria.
