How to Apply

Our application process is structured, transparent, and designed to support every applicant with clarity and respect.

Availability Policy

♦ Multiple applicants may be at different steps of the process at the same time, and no step places a hold on a property.

♦ If the listing is still posted, the selection process is still underway.

♦ Available homes remain posted until a lease is fully signed.

1. Submit the Pre‑Screener

♦ Start on the Rentals page of our website and click the "View Property" button on the listing you are interested in.
♦ On the TurboTenant property listing, click "Contact the Landlord", enter your contact information (phone and email), and submit to receive the pre-screener through either contact method.
♦ The "Apply" button on TurboTenant is not used in our process.

2. Attend a Showing

♦ Applicants who meet the minimum criteria may be invited to schedule a showing.

♦ Showings allow you to view the home and confirm that it meets your needs before moving forward.

3. After the Showing

♦ After all scheduled showings are completed, we review qualified attendees.

♦ Attendance at a showing does not guarantee an invitation to apply.

4. Application Invitations

♦ Qualified applicants may be invited to submit a full application.

♦ Only applicants who receive an invitation complete this step.
♦ All applications are evaluated independently according to the Screening Criteria.

5. Complete the Application

✦ Once invited to apply, each adult applicant will complete a full application and upload the required documents.

✦ Having documents ready helps avoid delays.

6. Lease Signing

♦ Approved applicants will receive an email with next steps.

♦ The lease must be signed within 48 hours of the approval email to secure the home.

♦ The process remains open until a lease is fully signed.

Documents Needed to Apply

♦ A valid government‑issued photo ID

♦ Proof of income

♦ Employment verification, if applicable

♦ Documentation for rental assistance programs, if applicable

♦ Pet documentation, if applying with a pet
